Purchase and rental

HouseNet will explain every stage and provide the documents for review before signing. The price, payment schedule and deadlines are always set out in the individual offer and agreement.

Purchase process

A clear path from selecting an apartment to registration of ownership and handover of the keys.

Select the apartment and, if needed, a storage room or parking space. Outdoor spaces cost €8,000 and covered spaces €15,000.
We provide the reservation or preliminary agreement, plans, technical description, common-property use arrangements and draft sale agreement for review.
The reservation payment, initial contribution and balance-payment schedule are defined in the individual offer; there is no single mandatory percentage for every transaction.
After the sale agreement is signed, payment is completed and title is registered with the Land Register, the apartment is handed over under an acceptance certificate with meter readings and keys.

Rental with a future purchase

An apartment-only option at €11/m² per month for a client arranging purchase financing by an agreed deadline.

A tenancy agreement is signed and the future purchase arrangement is documented separately, including the price or pricing method, deadline, payments, obligations and completion conditions.
The rental and purchase periods are agreed individually; in practice the period is usually 12–24 months.
Legally, rent is payment for use of the apartment. Rent or any other payment is credited towards the purchase price only if, and to the extent that, the signed documents expressly provide for it.
If the purchase is not completed by the agreed deadline, rent already paid is not refundable and remains payment for the actual use of the apartment; the treatment of any other payments is governed by the specific agreement.
Ownership transfers only after the sale agreement is concluded, the purchase price is paid in full and title is registered with the Land Register.

Standard rental without a purchase option

Apartments and storage rooms rent for €10/m² per month; any parking space rents for €60 per month.

Select an apartment or storage room available for rent and agree the term, rent, security deposit and handover date.
Before signing, HouseNet provides the tenancy agreement and information about the selected property and its conditions of use.
The tenant pays the contractual rent, together with the applicable utilities and other charges connected with use of the property.
Rental payments do not build equity in the property. Any later purchase requires a separate agreement between the parties.
